A year ago when we were looking at apartments in Florida we found that most buildings had several empty units...some had more unsold units than occupied. This will likely impact the monthly condo fees...because they still have the same bills to pay ie pool, gardening, cleaning etc.

While I'm thinking about it, can anyone recommend a good realtor in the Ft. Lauderdale area? Sheila and I will be there for 5 days at the beginning of January and she's suddenly decided that she might like to look for a condo.

Ten years ago, we could have had my parent's condo in Coral Springs but we weren't financially able to at the time... now, thankfully, we're in a better position.

as a brand new investment .. he never moved in ..nor did anybody else .. its a abandoned site now all fenced off

I thought exactly the same Uncle Ray. Ian don't rush into buying a place in Florida...we intend to make another reccie visit early next year but we certainly won't be making any rash decisions.

This might amuse, one of the local Realtors has sublet half their office, so we now have a local Gun/Outfitting shop.

Well, we're not looking at it as an investment, but someplace to actually live once we retire in a few years. So, we're looking for something that's already well established.

Its all the monthly fees that screw with you
say you have a block of 10 .. one dies ..2 rented unit become empty
now the monthly cost are spread over 7 units ... two get repoed
now over 5 ..nobody can sell ..block now half m/t two more do a runner ...
3 left to pay all cost ... ammenties are closed not being paid for ..

whole place is abandoned

no secret really - law deegree (UK) and Accounting (masters, USA) helps. If there is any secret it would be that cash is king. If you have liquid money you can pay whatever you want (within reason of course). Lots, and I mean lots of UK investors are making plenty of money right now buying, renting and flipping property (homes/villas etc, I know sod all about apartments).
If the truth be told only buy if you can afford the property. If you have to take out a second mortgage on your UK home that is not being able to afford overseas real estate.
But if you really can afford the property and have time/patience to learn the biz and figure things out now is the best time to buy.

Alot of the florida market went tits up with the sub-prime crisis, and the people who tended to have those mortgages were the people that should not of been given them.
