have you considered moving somewhere cheaper - i.e. south?

i have no idea the reasons you want to live in the area you have chosen (family etc), but if i was give a choice between spending X on a trailer in NH vs. spending the same on a house in KY/TN/GA - i would willingly relocate

have you considered an interest only mortgage on a house in NH?

yup, pre-made knocks up's aren't bad, lots of them, better than mobile homes, and probably have more re-sale value...plus there probably the same kind of price....triple wides ain't cheap

just not a good option in new england...like people are suggesting, getting a pre-fab home is a much better option, not much if any difference in price...

Unless you are sure your house will go up in price, AND that you'll own it long enough to see it go up in price, I don't see why renting isn't a better option - regardless of whether it's a single-wise or mansion. You can lose a lot of money on a house paying mortgage for 2 years, watching its value stagnate then paying a realtor $6,000 to sell it for you (IF you can sell it).

Home ownership is great, but not in some situations.

Glad I could give you a bit better opinion of buying a mobile home,although if I were you I would definately check out the prices of the 'manufactured homes' they make nowdays.....I happened to see a program on hgtv (I think),a while ago about them,and according to the program because they're made on a 'production line' when they get put together on site they are much better than a site built house,draught wise,and even inside you can't tell where there two halves have been joined together.
As for the reputation the mobile homes have,I think thats very sad, it's some of the people who live in the mobile homes who give them that sort of reputation,there are plenty of nieghbourhoods of houses which have the same type of people living in them,as for the comments about tornados and mobile homes,well there's been plenty of 'proper' houses which have been destroyed by tornados,the tornados don't seem to be too fussy about what type of building they're tearing apart,you just have to use your common sense when tornado warnings are out,and yes,our house does have a basement!,that was one thing I did insist on!....Good luck in whatever you and your wife decide.....Sophia

Many thanks Sophia - sound and reasonable advice....
Right now we're looking at places a little further afield to bring down the prices of a bigger home more into line with our budget.

But we might find difficulty in easy commuting etc. - especially during the insane winters.
Right now we have everything to play for......

Not so - we've covered just about every MLS listing there is - ther certainly arent TONS......a few maybe . Depend on what sort of price range you're looking at - we've only seen about 4 manufactured homes on the entire MLS list for NH.
