We always do all our own jobs around the house but we want to get the house ready to sell and don't have time to do everything.

You should ask your agent whether not doing the tiling will bring the value down more than the $15K you've been quoted.

I know we should but I can't bring myself to approach a realtor...they all seem so phoney and overbearing.

I din't realize you were selling. Is that to move to Florida? Are you going to sell it yourselves?
Don't know what we are going to do yet. As you know we would like to go back to the UK...but will probably spend most of the year in Toronto. We have plans to do a lot of travelling...major US road trip for starters.

It's gonna kill us to hand over 6% to an agent but I think it's the best way to go...especially in this housing market.
