Default taxes on property

hi everyone ,i own a place in spain mainly has been used as a holiday home up till now but are making move to spain this year , and i was wondering do we have to pay any taxs on property in spain ie like council tax

Generally it makes no difference if it is a holiday home or not as to whether you will pay IBI which is basically like a UK rates charge.
There are other things such as rubbish, parking tax, water and waste water. These charges will differ from area to area, some may not even exist depending on your area, you may possibly find other charges that exist apart from these such as community charges etc. depending on your property, the location and the area... but you should know this and what these amounts are if you have a property here, unless you haven't been receiving them for whatever reason. It can take some town halls up to 2 or 3 years before you will receive any IBI if the property is new , in this case they generally all come at the same time (Las Lagunas on Mijas costa for example). In this latter case you should contact your town hall and enquire as to the outstanding payments under the property name, they should be able to give you a full list of debts related to it as far as their taxes are concerned.

It might help you and others who answer to give them some idea of where you have the property, charges like parking, water and waste water may differ or may not even exist relative to area.

yes thanks for your advice ive been in my place now 20 months now , yes it was a new bulid i have a community fee s that i pay for up keep of swimming pool plus lighting in hallway plus security guard i pay my electric plus water bills also i will have to check with town hall how much could this IBI be a month roughly ?

Hi pjj,

Yes there are local taxes that attach to the property and if you have not paid any so far they roll up together with fines and surcharges and are held against the property as a charge. There are also national taxes that are treated in the same way so if you have not paid any to date they are out there waiting.

Best to get down to the town hall and find out about your address asap

This is generally an annual charge.

As a non-resident you should also have been paying wealth tax (patrimonio) and notional income tax (renta).

Paid annually, mine last year was about 90€ for the year, however your place sounds like an apartment, and your tax MAY be included in the community fees, but you must check, you should have been pating ever since you have owned it.

yes mines apartment so hoping that its rolled in to it i will have to check when i go out there next thanks

cor blimey im getting well lost now im goinging to sound like a right divvy now what is the wealth tax for and notional income tax for ? and is it expensive ? and how many times a year is it paided ?

Spain has a wealth tax - a tax on your assets, there are various exemptions in you are a resident, but for your time to-date as non-resident there are little or none. It is based upon the value of the property and any money you have in Spanish banks accounts etc (note, total money in the account, you also pay tax on the interest)

Spain also has an imputed (notional) tax on what you have been letting your property out for - it does not matter that you have not let out the property, because you are non-resident so far, they assume you have been letting it out for cash and keeping quiet. Again, based upon the value of the property.

As you have not paid these so far, you may be fined for late payment of 2006. Pay a gestor to do it for you, will be the best 150 euro you have spent.

thanks for the info cape blue i just been having a heart attack thinking im going to have a load of major fines what is a gestor ? so will i have any taxes to pay as the above you have mentioned dont apply to me ?
