Default rental potential

Hi all,
Long time since I last posted although still come on for a read from time to time.
I have a 2 bed villa on La Marina urb and me and hubby are thinking of moving over next year and staying for a while. We are looking for a small propety under 40,00 euros to buy and potentially let out to hopefully generate a small income when we come over ( not yet at retirement age ) My question is, Do you think the rental potential would be better in Torrevieja or on La Marina, or is it not feasible anyway?
Trusting you guys as you are mostly living there and in the know

Hi, great to see you posting again.

I cannot answer your question but feel sure that you will gain lots of advice. Have you already investigated whether there are suitable properties in your price range that you could rent out or are you asking about that as well as best place to gain tenants? Would you be looking for holidaymakers to rent or more permanent renters?

Hi Rosemary,
Yes we have seen a few properties within this price range and over at Easter so will check them out.. Rental wise I'm hoping holiday lets preferably and maybe longer lets if ness. Thinking Torre would be better for holiday lets as most people have geard of it , near to loads of amenities and no need to rent a car. La Marina also has lots of amenities but you need transport to get to the beach and is not so well heard of.. I guess my main question is, are there still people coming over and renting for holidays or has this dried up?

There will be people still coming over for holidays, BUT I suggest you look around and see just how many places have the 'se aquiller' signs outside, there are far more properties available than holiday makers, and I suspect you may well be very lucky to get enough back to cover the costs as you would need to pay someone to look after the place and do the change overs.

Obviously would have to pay someone initially but then when we come over can manage it ourselves

From what you have said it sounds like Torre would be more suitable if you are aiming for the English who do not hire cars. Although there are probably a lot of empty places to rent in both areas this may be down to how they advertise. Have you thought this aspect through as yet or is that somewhere a long way down on your research?

Another thing is how easy is it for people to get from the airport to somewhere like Torre if they are not hiring a car or taking a package holiday?

Just research at the moment Rosemary, I would probably advertise in shops etc in the UK a via social media but then also look into a couple of websites that specialise in these things. Murcia airport is not too far from torre, maybe half hour.

I don't think you will get much rent from a place which only cost €40,00.

You'd be surprised at what's on market for less than 40 euro. The one I've seen is a 2 bed apartment in torre..needs a bit of tlc but basics are there. Don't need a massive income as no mortgage in spain

I've just viewed a piso which is on the market for 29k euros. It has three bedrooms and been totally reformed!

It has previously been rented for 250€ per month with no problem.

The price paid for a property and its rental price seems to have little correlation

Was looking online at a €200k property- long term rental price €450 a month

Was this Costa Blanca North or South?
We are still only considering, not sure what to do was just thinking it would get us a bit of income and surely house prices can only improve over the next few years
