Rent-to-buy contract/Alquiler con opción a compra

Has anyone any experience of this sort of contract - a rent-to-buy contract—Alquiler con opción a compra?
Coincidentally enough I have two separate semi-friends who could possibly be at either end of one, a renter/buyer for one and an owner for the other (both EU citizens but not Spain). Not the same property though.
I'd not heard of them but have had a quick look and think they seem to be a reasonable solution in some circumstances.
Do we know of any major hiccups with them or are they a fairly standard thing to do?

I think Idealista can be trusted, but their article is a bit old so not sure if anything has changed. If you poke around their site, you might find a sample contract I downloaded and used their standard rental contract.
