hello all,
can anyone please tell me if you need to have any work signed off in Spain?
I'm buying a townhouse and renovating it myself (i'm an electrician).

You should contact the town hall for approval before carrying any renovations. Electrical work will need to be signed off by a qualified person. Your UK certification is unlikely to be recognised. Without this certificate (boletin) you will not be able to get a contract for electricity.

You will need licences from the town hall for all of the work that you do in the house. These will cost you according to what the job costs to complete.
My husband was an electrician but due to the signing off of work we employed a local electrician to rewire our house but everything else we did ourselves.

The problem that you will have (as have I in the past), is that to get the license, you will need a quotation so that they can work out the tax. Here it's about 4% of the estimate.
I told them that I didn't have an estimate as I was doing the work myself - I was told I was not allowed to!!!!!
I think it's best to go and have a chat with the building team at your local town hall.
For electricity, gas and water, you will need to use a qualified (licensed) expert as only they can 'sign-off' the work and give you the necessary boletin.
For extensive work, you will need an architect who also acts (by law) as your project manager. They then sign the work off at the end to show that it meets all necessary regulations. Only then will you get a sign-off from the town hall.
Without this, the work is deemed illegal!
