Although I haven't personally tried this, I understand that the notary will draw up a new will much cheaper than the usual methods especially if all you want is a carbon copy of the existing will with just one clause added.

I think you should be careful how this is reported. Building a house on land owned by your grandmother may be considered a gift by you to her, with a second gift from her to you of the completed development when it is transferred to you. I would consult a good solicitor.

If you could “find” a contract for the sale of the land to you for a nominal sum, that predates the building of the house, it might solve your problem, albeit that the sale was never registered at the land registry.

If this sale occurred more than five years ago the statute of limitations could exempt this transaction from tax. It is fairly common in Spain to delay registering the change of owner following a death so that no inheritance tax is payable.
