Property negotiation Estepona

Property negotiation Estepona
Hi everyone, I'm looking for advice on buying a property in Spain (Estepona specifically). We are buying a holiday home this year but are worried about the negotiation process. How can we find out a property's true market value? Does Spain have a "sold prices" register like we have in the UK? We have contacted an agent who has come recommended, but want to do our own research. We are looking for a minimum 3 bed 2 bath town house or ground floor apartment with some outside space. We need to be able to walk to the beach and amenities in 15 minutes or less. We have £170k to spend and this amount includes money for fees/buying costs. Our plan is to use the property as a holiday home for now, but spend a large part of the year there once we retire.
Any advice gratefully received

I always say, you don't buy in Spain as an investment. With that mindset, a property is only worth (to you) what you are willing to pay.
Do not buy thinking you might sell it in a few years! The buying and selling costs are so high here and the market is so different, that you should only be buying for the long haul.

There really is no such thing in Spain. Idealista have some stats but they aren't anything like we have in the UK.

We're definitely not buying as an investment as we plan to keep the property for us, our grown-up children, and eventually grandchildren to use for years to come. We just want to get the best location and property from our hard earned cash.
