Plusvalia Tax

I am planning on selling a flat in Torrevieja over the next few months, and I have been researching any Plusvalia liabilities. As usual, different sites say different things, and I have not spoken to my legal advisors yet.
I will be selling at a lower price than I paid back in the boom days of 2006 and one site said:-
'However, recently, the Spanish government decided that homeowners that are not making a profit on the sale of their property will now be exempt from the plusvalia tax.'

I think this can vary depending on areas so has anyone recently experienced paying (or not paying!) this tax in Torrevieja? and would care to comment

When I sold my old house, 7 years ago, my Ayuntamiento had an online calculator I could use to give me the figure for plus valia. If yours doesn't have that facility I would just go in and ask them to tell you what it would be if it sold on a given date. Just as with IBI, every Ayuntamiento has a different formula for calculating it so information from other areas isn't necessarily going to be helpful.

Thanks, Lynn. Yes, I understand the Coefficients will vary across regions, but I believe the basic calculation methods are the same everywhere and have changed since your last transaction
I am struggling a little bit to understand the terminology - there are now 2 methods of calculating
Objective - based on cadastral values, what are these and where does the Valor de referencia fit in? Does the calculation only use the valor suelo?
Real - based on profit made on buying/selling. How can you prove what you paid?

In our deeds (from 2019) the actual purchase price is included on the first or second page, where it details the contract of sale, all parties are also listed along with NIE.
All of these pages are stamped and signed by the notary, so that would be the legal document to use.

Not the same as your scenario but Ive recently sold an inherited property, I went to the town hall and they gave me a 'simulation' of the plusvalia ( which was for 20 years of ownership before my mother passed) on a printed document which was accurate as of the day I requested it, a few days later I received the actual bill. . They also gave me another one for the plusvalia for the amount between the date of death and the projected sale date.
