good afternoon all
can any one please advise me as to the new present requirements to retire to Spain.myself and my wife had planned on buying a small property in spain in 2 years time, but now i believe, that there is a minimum income required that we now will not make on just our private pensions and have to wait until out state pension to achieve the requirement even though we have healthy savings.is this correct

you should try to use capital letters and punctuation marks if you do not do that it is quite difficult to read for slow old duffers like me

As a couple and for the initial one year visa you need to show approximately €34,000 pa either in cash or secure/guaranteed income (€27,115 for the first person and €6778 for the second) which in effect means pensions.
For the subsequent 2x two year visas you will need to show or prove double that.
BTW I'm past my 3 score years and 10 so fall into the 'old duffer' category but had no difficulty in reading your post

You will also need Private healthcare.

Great to make a plan, but I will be very surprised if rules have not changed in two years time

Thank you for the speedy and informative replies. i do not envisage me finding £ 68,000 a year for the subsequent years following.

You are right and by then there might be other agreements. With Covid ongoing and a whole tourism industry falling apart, Spain might reduce income requirements to the level of D7 in Portugal.
