OK.

We purchased our new build about three years ago. We had a contract with the builder which had get out clauses on both sides with a finish time of 12 months. The building was finished in 13 months, due to bad weather but all in all it went very well and I'm pleased with the finish. We did a fair amount of research into the builder and checked other places he had built.

We didn't use a solicitor, and as the saying goes if I knew then what I know now etc etc ..... We did it soley on the contract. There was a problem with some of the paperwork when all was done, but I'm glad to say that was sorted out fairly well and promptly. Having said that, use an independent solicitor if you buy here!!!! You know it makes sense

Theres a lot of negatives you'll see from people about new builds, but theres a lot of positives also ... you get what you want, and as long as you have a good builder then things should go well.

There are bonds that can be taken out I believe that cover you should the builder go bust whilst the building is being completed. You'd need to check with the builder on that at the time of contract.

Hi Has anyone on this forum used Atlas International?Or any of the other new build agencies?If so is it worth doing the viewing trip or not?

I thought that I might give them a go.At least they take you to all the areas and if you dont want to use them you havnt lost anything.

hi there pinklady you aint one of the pink ladies out of grease by any chance i brought a new build about 3years ago and touch wood everything has gone to plan from start to finish the bulid quality was good going by the standards on spain the only thing that bugged me was they dont fit kitchens in new builds plus lights fitting or they do and there crap ! what a real pain as i will tell you now ! after much time searching going to different kitchen places a real pain ! after hearing loads of horror storys about people getting ripped of by kitchen installers and have half kitchen fitted and then installers taking all the money and running and not completeing job ! every time we went out there for a break we spent time looking for some one and it was all worth the wait and the money i have just had kitchen fitted by some one in nerja cocinasnerja.com its run by a couple called jan and anita ! 5 star service and i would say to anyone whose looking for a kitchen in that area go and see what they have to offer or view web site you will be in very safe hands every thing went from start to finish went smoothly

No Im not one of the pink laddies out of grease.The first name that came into my head!

Thanks for info on new builds.My Oh is in the building trade.He's a window fitter and joiner.He's fitted kitchens and bedrooms so I wouldnt have any problems with the fitting side .I thought that it was all part of the package.Do they not even supply you with it not fitted?Which area is your house in then?

If you buy through professional firms and treat the purchase the same way as you would if buying in UK then you will not have any problems
Well established builders today provide good quality and finishes with all kitchens etc Many now include the white goods
For apartments you may not always have a choice of colour but in general if you buy a villa you will find the builders flexible
10 year structural guarantee as in UK and now built to EU building regulations
You must always use a solicitor and always get bank guarantees for any deposit you pay
Buying a property in Spain is a serious business and you should always treat it as such......if not you may end up crying on TV
Buying off plan is as safe as in UK if you do it properly
You get good value
Nothing wrong with re sales but you have to allow for them not always having been built to current standards and may need updating [also like UK]

There are new builds on the hill here where I live. The builder bought the mountain some 20 years ago ... they are well established and have been building here for a long time. The views are fabulous, see my gallery theres some pics there somewhere.

There aren't huge amounts of new builds like down further South, but you do find development areas. Just outside Piles I see there are some three story town houses. And towards El Verger just a bit South theres a large Urb going up. Around here they tend to be smaller developments rather than mega urbs

i had contract with the builder like mitz they had sales office set up on site aswell with really helpfully staff !

the kitchens they offered were very expensive and of not good quality that was the only thing that let them down on build , they came back as well to do all snagging ie things that you are not happy with im based on costa tropical la herrdura !
