I used the builders recommended bank and got stuffed for a lot of commission. Looking back I should have done my own research rather than take the easy way out .... but I didn't have the benefit of these forums then :) |

You really need to spend some time in the area in which you are interested and talk to people already there. Never, ever use the agents' solicitor or the builders' solicitor. Go to the next large town and search one out there, or ask locally to the property and see who other people have used. You really should not do these things on an "inspection trip" but at your own pace with no body who has an interest following or guiding you.
Here, it is a buyers market. There are literally tens of thousands of properties for sale. They cannot give away new builds on large developements at the moment, so will promise the earth to shift them. You have to know whether or not what you are looking at is completely legal and above board, some solicitors tend to gloss over small issues like that. Search this forum for the areas you are looking at. Do a Google search for other property and read everything that you can find about the area, the agents, and the properties. but please don't think that you can just nip over for a couple of days and find the perfect buy. It just will not happen! |

I have an excellent solicitor, but he is in Valencia City, so not a lot of good if you are buying near Alicante really!
As has been said already, Valencia is a huge area. |

Build quality is very very poor look beyond the dressed show flat move on and look elsewhere. You also need an architect to inspect the build quality if you are heeding my advice and an out of town solicitor. Remember to prime your solicitor with questions to ask they tend to keep their silence otherwise. Please remember its very much a buyers market don't let your heart rule your head it takes sometimes years to sell a property here remember that when your jumping for joy running round a show flat being given loads of bull by the agent.Also banks are clamping down on mortgages make sure your finance is in order before committing yourself. If you are buying near Torrevieja / Alicante then I can recommend one. Actually not the independent one I used but one I discovered afterwards - he sorted a lot of bad stuff out for many of us in Hondon regarding Water and Leccy supply . a really proactive chappy, actually got out of his office and went to see the Council and Builders several times - nice chap, good English and very assertive. I've been following your threads, and can under stand your excitement at moving to a new life. But PLEASE consider renting in the area first. If for some reason you need to sell, you simply won't be able to, you will be trapped. This will give you a very good insight to an area, and you will make contacts and will be able to check out anything first hand, especially if a desirable property needs to be sold privately. Please take a step back, breath deeply. And rent. |

Any apartment etc that you buy now will go down in price as sure as Posh comes up with the best smilies. In the UK it's going to get worse as far as property and the economy are concerned and with its surfeit of low /lowish priced overbuilds/ apartments Spain is going to suffer at least as much. As far as solicitors are concerned beware - they are not solicitors in many instances. They are not even Abogado's a lot of the time. They are lawyers. What is a lawyer? |
