Hi Beachcomber,

Looking at the Catastro site I can follow it through Huelva, Ayamonte and Urbanisation Puenta Esuri which are all listed and I know my plot is Registered at the Land Registry from the Nota Simple and Escritura. We also know the name of our road and the plot number, Calle Archpreste De Hita R-6.7 but we cannot enter this as an address.

I am interested in finding out if there will be any tax due this year since we signed for the plot in February and we don't expect to have a house before 2008. I sort of hope that any land taxes will be paid by the developer since they owned on January 1st and we would be liable for Wealth Tax but only if it has a Catastral value assigned.

By law the owner of the property on 1st January of any given financial year is responsible for the IBI for that year.

Even though the plot is registered in your name the change of information in Catstro does not happen automatically.

You are still liable for wealth tax and notional income tax from the date of purchase even if the property does not yet have a valor catastral.

Hi Beachcomber,

Just as I thought except that I did not understand that "notional income tax" was applied to land I thought it was the rental potential of a dwelling that was not your permenant home.

The notional income tax is based upon your own use of the property whether you use it or not and whether it is land or a dwelling. Actual rental income is something different.

A Copia Simpla is no proof that the property is legal--have found that out the hard way

Check out the following site very easy to use

www.maps.data-spain.com/catastral

this will show you which area,s are urbanised and which are rustic---keep of rustic land and if you do buy out here make sure you have clause to back out if you find out house is illegal build

Copia Simpla can legalise the land but not the property on it---be warned make sure you have a really good solicitor so much corruption out here
