I guess it's the cost of the development and upkeep, I know the place I'm a member at has been there for 100+ years, so there is negligible capital to repay.
There are about 500 members averaging around £700 per year green fees and about £100k a year bar takings - it's a members club so nobody is taking a profit and it just about breaks even and most years projects have to be deferred due to lack of funds.
Recently cost £20k just for the sand to replenish the bunkers.
