The transfer tax is normally based on the purchase price.

However Hacienda do use the catastral value, multiplied by a factor which differs from area to area, to assess what they think it is worth.

They also do this for IHT purposes.

I actually havent researched this - but from memory.... I thought taxes were based on the cadastral value of the property.

Theres also a declared value somewhere as well - that may (or not) be the same as the cadastral value.

Its possible therefore (if Im right) that the cadastral value when we bought 'expensively' - is greater than the price you paid 'cheaply'.. and the council is adjusting yours up... from your purchase price.

Does this make any sense? As I say I havent researched it.. and am not sure of any of this

ISTR being told that the cadastral value of our property was lower than the prevailing market value when we purchased. It now appears to be above the current selling prices. So it looks (probably by accident) that the junta has a compromise So everybody should be equally unhappy with the taxes!

The catastral value is still almost certainly lower than even today's reduced prices.

In Ayamonte the value used by Hacienda is 3.7x the catastral value.

10 years ago it was 1.5x and 5 years ago it was 2.5x

Wow I estimate the real value today of our place to be around 2.5 the cadastral value.... So looks like we are paying tax on a higher value.....
