House prices in Spain

Looking around there seems to be a vast difference in prices in the same locations as much as 30 thousand.Is this a general trend now?

The trouble here in the Cadiz area and maybe in other area's as well people just really charge what they want and then just sit tight until they get it.
When we put our house on the market we had some agents telling us to put in on for over 30K more than we thought because there were some houses in the area that were going for that price but most were in the price range we thought. It would appear to me that most Spanish people are not really bothered if they sell and just won't come down in price.

Might be a bit different in the costas (I don't consider Luz as a "costa") that have a lot of new properties still owned by the developer or properties for sale by foreigners, but in this area a lot of the older stock has been owned by "the family" for years and has no mortgage on it, rather than be wealth taxed with the cash in the bank they seem to have been happier to wait for the big one to come along.

I agree - I've seen locals have a property up for sale for 2+ years and then put the price UP?

off topic but a word of warning, check but I don't think it only applies to cash in the bank.....even if it is at 0% at the moment!

Thanks, I am aware of that, just wanted to point out that if they sold for say euro 100,000 they would expose themselves to wealth tax potential, whereas the valor catastral (or whichever is used for wealth value) is often a small percentage of the real value due to having had the property in the family for donkey's years.

?? Only just got used to the notion that it's actually been reduced to 0% which may of course be changed back..... give me a link plse Mitzy, OH would be here 100% of the time if we could get a clear handle on it!

Thats right, its not actually been abolished but reduced to zero because for some reason they couldn't actually abolish the law

That's what I thought - so as and when they need more tax in their coffers they can slap it back on again. Unless of course it's been written in some kind of way to ensure that doesn't happen.. hence my paranoia

Re house prices: I've had the impression from word go that people ask what they feel like, employ multiple estate agents who add what they feel like, and at the moment nothing but nothing is selling round here anyway!
