for a start valencia is lovely!!! i feel in love with the city AFTER we bought our property in gandia which is about 50mins by train away.
as far as properties you are definately looking in the right area. although it depends where you want to be. either right in the city on on the outskirts. there is a very good metro system into the city. we have friends who live just outside the city and they swear by the metro. have a look on the costa blanca news website or even better try and get hold of a newspaper. www.costablancanews.com the Brits are only now looking at that area as the property prices are still very cheap. beware though, how goos is your Valencian??? they are very proud of their language and some resent the foreigners only attempting castillian!!
as far as opening a bar goes i'm no expert but i should imagine once you are here and you've found your feet it should be pretty easy as their are so many cafes bars etc. there are already a couple of irish bars and so other english shops.
the two places that i have seen advertise for property near valencia are Monseratt and montroy they are close to valencia and they are cheap. do you have kids? if so are you lokking into schooling?
let me know if you want me to check anything our for you.
good luck and happy hunting!!!

Sorry forgot to say, hurry up and find something because prices are slowly starting to rise because of the Americas cup!! Especially the Brits who seem to be jumping on the bandwagon and sticking thier price up on their property!!! there is tons of money being invested in the valencian region so get in quick before the prices jump and you should be safe if ever you want to sell again!!

If you want a place in Valencia with land, be really careful with the Land Grab Laws. Make sure you get a really good Spanish lawyer who isn't linked to the vendor's real estate agent.

Have a google on it, to familarise yourself with the pitfalls of land out there.

I dealt with a really good agent when I sold my place there. If you want his details, PM me.

Main advice, avoid inspection tours run from the UK.

With regards LRAU (Valencian Land Grab) suggest checking my father's page on Property Pitfalls including LRAU

My folks moved to Gandia, Valencia a couple of years ago and are having a great time.

Cheers

and unlike many sites it is not run by an estate or property agent, just open forums for all to voice their ideas and opinions or ask questions

Your request re moving to Valencia may now be outdated but here goes.
Firstly, Valencia is one of the most beautifull cities of Spain, very friendly and welcoming. However if you are considering working their you will need to make a real effort to speak the language, and for a bar to be popular you will need both basic Valencian and Castilian. Their are so very many bars and rather few English in Valencia, can you sustain your family whilst building up a clientel, it can take a long time.
I would suggest trying to find a job in the roofing industry before the bar. Even in Gandia where I live jobs are not easily found without the language, you may find it much easier to integrate in a place like Oliva or Denia.

Have you visited Valencia, I would suggest a months cheap holiday on site to realy come to grips with the problems and prospects before moving your family.
Best wishes, I suggest you read my non commercial web site www.practicalspain.com it tries to advise you of the good and the more difficult sides of moving to Spain.

If you pop to www.ValenciaExpats.com in the Adverts section under "Commercial Property & Business - For Sale, Rent, Wanted" you'll find an advert for a small burger bar in Cullera (thats half way between Valencia city and Gandia). It is being sold privately by the current owners - think they are Brits. Have a look and give the guy a call or send an email if you are interested.

ps. Just trying to be helpful - nothing in it for me.
