gas safety checks

Can anybody tell us whose responsibillity it is to pay for 5 year gas safety checks, landlord or tennat?

Although a landlord may be required to pay I think that I would make it my responsibility as it is such an important safety issue.

as those who rent out a property back home in the UK know, there it is the landlords responsibility and is carried out annually.
if you can get the cost £60 approx to be paid by the tenant is another matter, as such cost helps to keep the tax liability down.
as to Spain, perhaps another matter. How can anyone know that a bird hasn't built a nest in the flue or the inlet?? Was it done when you moved in or did the landlord take pot luck and hope it was OK ??
considering the number of deaths caused by Carbon Monoxide Poisoning, especially in holiday lets, every year, it should be done every year in Spain.
And by an approved gas engineer - but it costs over £2k for equipment and training in the UK, whilst like lots of things here in Spain "anyone" can do it.
Same applies for AC units, they should also be checked and tested. There is no carbon monoxide problem but the smallest pinprick of a leak in the refrigerant gas means it will vent into the atmosphere and you get no (or reduced) cooling meaning it runs inefficiently
someone ought to do it, ask the landlord to cough up and see what happens, but even for a €60 cost - do you want to wake up in the morning DEAD

My property is checked annually by a qualified engineer employed by Repsol. Of course we know there are cowboys in Spain just as there are in the UK!!!!! The LL should do it, but if I were a tenant I would arrange it myself. It is not expensive - what price do you put on safety?

A great many Spanish homes don't use gas at all, so no problem for them. If you do use gas, in order to obtain a contract with one of the supply companies (Repsol or Cepsa for butano, not sure of the ones for natural gas where that is available) a technician needs to visit the home to make an inspection and will advise of anything that needs to be done before the company will issue the contract. For example, as I recently mentioned in another thread, we had to have a ventilation grille fitted in a door (we use butano for cooking and heating). He also approved the pipework my OH had put in to run the pipework from the patio where the gas bottles are stored into the kitchen.
Thereafter, the safety check needs to be done every five years. My OH always checks the dates on the tubes and regulators himself and changes them before we have the safety check done (he was a plumber in another life) so we are charged only for the check to certify that they are in place and the applicances operating satisfactorily.
Unfortunately, as with every other kind of regulations, a lot of people think all this is just a waste of time and money and they can just carry on buying second hand gas bottles at car boot sales and picking up refills at the corner shop, no need for any of that safety nonsense.

Repsol send a reminder every year. I have no issue with doing more than the minimum.

but my rental has no gas - why do I need a test ?
