They are different guarantees and insurance. The guarantees I have discussed above are mandatory. All homes are required to meet the guarantees listed in my post: http://britishexpats.com/forum/showp...74&postcount=2

However, it is only obliged to have insurance for damages that may result in the ten-year guarantee (garantía decenal).

They are responsible for all personnel involved in the building.
