EUC Petition
 
CERA has posted Facebook link to a Spanish petition which appears to be calling for the EUC to be disbanded on the basis that CE is being double taxed (IBI & EUC).
Does anyone know more about this? It appears to have over 500 signatories.

It first appeared as an article in a Huelva newspaper reporting that a no of Spanish residents of CE had got up a petition. I think reference was also made to the failed legal action of some years back. The post was originally by Catherine R but at the time did not give the numbers. Of course what the Ayuntamiento are doing is perfectly legal within the law of horizontal property. It is more than a double whammy though since Cadastral values for old Ayamonte have not been revised for many years and CE ARE UPDATED VALUES AT THE HEIGHT OF THE BOOM OF 8 YEARS AGO. It is estimated that like for like properties CE/Ayamonte pay 2x Ayamonte IBI. This plus EUC really helps the town hall with their €44m debt. If the sale of the GC is not sorted soon I can see that when it happens the debt to the EUC will be folded into the IBI debt and CE will see no benefit.

What a mess!! (Surprise surprise - it's CE after all!!)

The 'failed legal action' was that the one widely reported on the forum a few years back? MikeJ and I were at the introductory meeting in Ayamonte from the law firm & decided not to join the action. We've not heard much since, except a couple of years ago that there were delays. Now its way past any proposed timescales.

The GC saga is also weird. On one hand we hear that its sold and the backdated taxes are in a secure account - yet many are asking why the mayor isn't taking the photo-op. After all the sale of the hotel = jobs + regeneration is surely good news.

Now in your (scary) post there is a possibility that we wont see any of the money!

Where is that book by Machiavelli!!

Less enamoured about discovering further 'unbelievable' CE stuff - never seems to end sadly. But I know you understand this well.

For sure we have lots of fun stuff to catch up on as well :)

It’s all a joke, a bad joke and we Esurians are the butt of it, but hey I always quote you “ one house two countries, magnificent beaches, amazing variety of food and the best company you can keep”. Life is good to us oldies!

The trouble it's all about the devil you know. At least the EUC , for all its faults, is continuing to maintain the urbanisation and therefore the value of our properties. If the EUC is disbanded and it's assets transferred to the Town Hall then, as John says, it will get swallowed into the municipal debt. There would be no ringfenced funds for Costa Esuri and CE will be treated as the rest of Ayamonte. Without being too pejorative, that is not a good advertisement. Ayamonte doesn't seem to benefit from all the taxes its citizens pay. To be honest it is a bit shabby. What chance will CE have in the Town Hall's priorities? OK so the Town Hall has statutory duties but it is the optional ones (like irrigation, gardening etc) which make all the difference to the quality of life here - and the value of all our properties. For a slight reduction in taxation we are likely to end up in a far worse situation than we are now.

Those points made by you, and EsuriJohn previously are good and to be considered, and people should be aware of these possibilities, if not facts, before they sign that petition. maybe better to pay EUC and have such services under our control, so to speak, and have the ability to have any complaints dealt with in maybe a more efficient manner. Im sure there are arguments for the other side of that, apart from less tax to pay, down to personal opinion really

MEETING WITH OWNERS AND NEIGHBOURS REGARDING
THE EUC OF COSTA ESURI

The CERA Committee will hold a meeting with owners and neighbours of Costa Esuri next Saturday, 22 September at 18:30h on the Five-a-Side football pitch.

Given the subject of the meeting and that it may be decisive for the future of Costa Esuri, we think it should be attended.

Yes, however between then and now there have been some amazing bargains that would have seriously temptedv me.

Absolutely. Don't take too much notice of the moaning about the EUC , it makes very little difference to the quality of life here - which is great. Yes, we would buy again ( Although not at the price we paid back then😂🤣😂

Hi Erictheking

Just thought I would add a few thoughts on Esuri. It is not just Costa Esuri you would be buying into it is the whole area. A friend who also has a place here but lives in Brussels always says “one home, two countries” and this is so true. Our nearest restaurant is in fact in Portugal. The tiny village of Monte Francisco has five eating establishments and you will not believe the prices. The quality of the fish dishes is super. In Ayamonte there is one restaurant which could some day get a Michelin star and several tapas bars that are as good as any around.

The beaches from the west coast of Portugal to tip of Gibraltar are superb many of them blue flag. To sit on the cliff top at Pria Verde as the sun sets you could believe you were in the Bahamas. A December morning coffee on the beach at Isla Canela your own 7km beach and not another person in sight. Working fishing ports aside from Ayamonte within 15mins are Isla Cristina and Monte Gordo different techniques but fascinating to watch.

And when you want your away weekend in spring and autumn you have an abundance of world heritage sites to choose from all within a 2-3hr drive or short cheap internal flight. Lisbon, Porto, Sevilla, Córdoba, Madrid (2hrs on the train) Barcelona and many many more.

P.S. There is also golf lots of golf of all styles and qualities.

I did not arrive until the day following the meeting, but I question WHERE ARE WE NOW regarding the abolition of the euc tax ???? Are we any closer to removing this tax ? The fact is that most owners non residents tax has doubled this year. In my case from 129 to 249 euros, hence not paying 2 x 85.50 euros EUC would be most welcome !! On a different topic - How the hell did Ayamonte council get so deeply in debt. It must have taken years of not balancing the books to get into such high indebtedness. Presumably, no political party wants to revalue the cadastral values to bring in sufficient IBI income. Bonkers !!

Good questions well presented! However we are no nearer in removing the EUC charge in fact I am beginning to think that the way this mayor is setting things up the EUC charge will never be removed.

The previous regime had run the council for 40yrs so this council is the first change for 2 generations. In the early 2000s Ayamonte was said to be the richest council in Spain with all the money coming in from developments at Canela and Esuri and others. The new mayor said when he assumed control the debt was €44m where did all the money go? Yes I don’t think they will hurry to re value but there are rules that they should.
