Heres one for all you electricians out there in the sun.
Is it possible to have 3 phase supply connected in domestic properties? I know we can over in the UK at a cost of course but my problem is I have certain machines that require 3 phase supply to operate 100%
I can and have inverters set up on some machinery but the option of 3 phase could be a deciding factor in where we buy our property if it is only going to be available in specific areas?
Alternatively are there any agencies out there what sell \ rent commercial premises?

We are trying to relocate to Denia \ Pedreguer area

Three phase supplies are generally available, (in spain it is all pretty much like the UK, with a slight voltage difference), however the question will be is 3 phase available at a reasonable cost at your location,
The easiest way would be to check the distribution board at each prospective property and see if it has a three pole isolator or MCB, if not it may be available at your connection to the mains point, even if it is there you may not be connected as this will be very dependent on your local network loading. In rural areas the risk will be much greater.

Whatever happens you can guarantee that the estate agent will say it can easily be connected ( but [i would get your independent abogado to check it out before any money changes)

Hi superpot,
Just wondering if you have thought of changing the motors to single phase?
Keep the starters and change the coils overloads maybe uprate the cables and rating plate.
As long your domestic supply can handle all the loads. AEG motors have a factory in Spain.
When do you hope to move over?

Hi Jimmbo,
I am not overly concerned in swapping the motors over to single phase one machine in particular is a bandsaw with a blade welding attachment which will not work under single phase voltage so I am led to believe.
I have contacted the machine manufacturers and await there response to my questions.I have a mig welder which is 3 phase (only been use 3 times) and its a shame to part with it for "peanuts" to buy a single phase one, but maybe thats an alternative.
I have a almost new cnc miller under 3 phase but don't think inverter will do the job due to all the motors driving the table movements.
I should be moving out before Christmas if all goes to plan and initially it is looking like we will have to rent somewhere and put stuff into storage and once there we can do the property searches in earnest.
One things for sure I believe from what i hear and have read on here and elsewhere its a buyers market
So to that end I hope it works out for us.My wife is living out there at the moment near Valencia and has been for 6 months now.She is Spanish which does help us.

Thanks Solarwhizz, I will certainly be on my guard with any estate agents thats for sure.

We have a 15kw 3 phase supply on a new build in the campo from a local shared transformer.

There was no extra cost involved.

Not a hope of getting even a decent single phase supply where we are in the rented finca - officially 1kW / 4A max and we once blew out half the road which are all fed off the same 25A cartridge fuse!

We have since bought a stove powered whistling kettle!

Our new house in construction has three phases right up to the boundary wall - I guess getting three phase is simply (?!) a matter of Iberdrola plumbing in a new four core once the new DP is installed and certified by an electrician.

Just be aware that new builds have other issues in getting electricity at all - as others have said, take nothing for granted especially when agents are concerned (and they are rarely concerned, I can tell you!).

Thanks folks,from what I am hearing I think I have to do my homework very carefully prior to purchase.As my wife is Spanish I will now get her on board to ask around in the areas we want to be living and take things from there.
The ideal is to have a villa in the mountains but if it can cause problems with electric supply.telephone landlines,sky dishes etc then maybe we would be better of buying a "typical Spanish" property in an area where the resale could be achieved to the natives as well as us foreigners?
Has anyone found problems in having bought in a predominantly British community and are now facing huge problems in resale?
It makes good sense to me if in the future things change and we ant to move to another area of Spain then I don't want to be stuck with no hopes of selling and if I can open my market place up to the local people then thats what I would like to do.
Comments appreciated.

Tel, Internet and Sky, should present no problems, as these are all served well by various methodologies, usually related to how much you can pay!!!

Twyntub, how dare you say agents are not concerned, of course they are, nearly every agent I have evermet is wholey focussed and concerned about how quickly he can extract your hard earned dosh as quickly as possible with the minimum amount of effort work or care of consequences for you,,
