it is worded very strangely and he has made some very odd comments in it so it is definately one of them scams that go on. Very annoying, these people are rather irritating, but i'm assuming that people must take them as genuine or they wouldnt bother trying would they.

Morning...

A friend of mine rents out her property in Kent and got stitched up ....had to go through the eviction process, didn't get a penny in rent after the initial desposit and rent ...took a very long time and money to get the couple out.

The upshot was that she had a gut instinct about the couple.....but couldn't put a finger on why. Everything was screaming at her "don't do it!!!"

She said she always trusts her gut instinct now.

I definitely think your instincts are important.....they'll be over tenants...stay clear of this one.

They say renting property is easy but it sure as hell is not. A friend who rents his flat in Woolwich never asks for references, just a deposit, as he says, they aren't worth the paper they are written on. He knows people with an armful of CCJS who can get excellent bank references.
I rent out a small flat, and always use a reputable agency. Yes it costs an arm and a leg, but maybe worth it. They say they turn down lots of applicants as not being suitable before they even take up references.
I have had problems, but always got what I was owed in the end. Touch wood!!

well, after telling him i wanted references, deposit etc didnt hear from him again lol
had an agent round today, they are doing everything, its gonna cost me a few quid every month but worth it in the long run i reckon :thumbup:

Would you want someone renting your house without meeting them unless going through an agent. I would want to have references, bank, ID and employer references. I certainly would check them out throughly, imagine how much damage they can do to your house...or rent it out to their friends or squatters move in....

If you are renting it out, I would also make sure all your post and bank details are also changed and nothing will be sent to your house whilst you are away. I've heard of people renting taking over someone's identity when some bank statements, insurance documents etc have been sent there and in one case the house was sold whilst the owner was overseas.... There are some smart cookies out there....

Make sure you look out for the best insurance deals for Landlords if you're intending on letting out your property. See if your home insurers will give you a good price for letting to tenants, some will cover for void periods as well as the typical buildings and contents cover. Also, British Gas charge around £28 a month for all Gas and Elecky cover incase your tenants have a drama with any of the appliances that you might be the owner of. It could save you loads in the long run and stops lazy agents picking out the first (and usually most expensive) plumber or sparky out of the Yellow Pages.

Item on the radio today about growing number of people renting houses then turning them into factories growing Marijuana plants. In innocuous suburban streets. Sometimes the first time the neighbours realise is when the place gets burgled and the neighbours see the burglars making off with an unexpected haul. Not a problem exclusive to Britain. Canadian friends tell me that it's a common problem over there as well. Main hassle is the mess that the place gets left in.

Had a call from a mate of mine just a few minutes ago. He was supposed to be hosting a leaving 'do' for himself this Friday. Instead he's got to go up to Aberdeen for a Police interview as his tenants have been arrested on prostitution and drug traffic offences - using his property as offices and erm... bedrooms!!:blink:
