The Copia Simple is an abbreviated version of the deeds (escritura).
That's certainly what we were told. I have the documents in front of me - twleve main pages plus attachments. The document begins "ESCRITURA DE COMPRAVENTA"; on the back, the words "ES COPIA SIMPLE" are stamped on the document in blue ink.

My understanding is that this is (very roughly) the Spanish equivalent of a certified copy of the title deeds to your property, the originals of which are held by the Notary.

A&M, you are correct thats all you get and the original is with the Notary used.

The nota simple is a record of the above but also informs if there are any debts on the property such as a mortgage charge or an embargo.

Even if you don't understand Spanish. The figures quoted speak for themselves.

You don't need to speak Spanish if you take a look at the English version. Just scroll down. A useful site if you ant to know what's going on in Spain and your Spanish isn't quite up to it yet.

Great to see you posting again!

For sure the elpais ( ABC, Europa etc etc) reports and interperates the facts far more acuratly than the Oracle does.

MF is a busted flush. What Spanish Law means by viable is not what we think it means and if the Admins had not been able to suggest it may be viable it would have gone under.

At a wild guess the Sov Funds won't rescue MF, the shareholders will be wiped out, the main creditors will force a debt for equity swap, advisors will settle out of court, lawyers will make a fortune and litigation will go on for years on end.

I have seen a list of assets the Administators want to fire sell that they are asking the Courts to approve . CE is not on it but for 3 mill Euro you can pick up a Golf Course Development and for 6 mill Euro 50% of Madrids Premier Casino Complex.

Anyone with a spare 2 Mill Euros and wants to invest in a Casino PM me urgently

Best

Not sure but isn't this a criminal offence?

To change the subject and lighten the mood.
I see the new disfunctional Windass family in Corrie (deep embarassment at admission of watching it  ) claim to have lived in Ayamonte . Had a nice apartment overlooking the Marina.
Now Ayamonte is on the soap map can we expect flocks of visitors and a new influx of buyers ?

Speaking of 'disfunctional' - I saw some weird roads this time.

For months now Ive noticed a new road that goes up the hill between the main mway roundabout and the next one down (petrol station one). Ive tried to figure out where it goes to. You can also see it when coming back from Ayamonte, snaking up hill. Look out for it as you pass the Mirador roundabout with the new blocked off road (that we mentioned previously we walked down to get into Ayamonte)

Well we parked opporite the Fadesa shed, the first right after the r-about. We walked on a tarmacced road that quickly became a dirt track. Continuing on we found this nice new road, full safety barrier and concrete drainage ditch - all very nice. We supposed the road was to feed the villas there. We walked to the end of this new road to see where it joined, and sure enough dirt track again!! So they built from the middle and just stopped before it joined something!! What a waste!

Also if you come back into CE, just past the aquinova turn, on your right you see what looks like a goalpost, with red stripes on the frame. Behind it is another tarmacced road.... not joined up and therefore doing nothing. It just stops a few feet from the main road!

Weird, roads going nowhere....! Sounds like a metaphor for Fadesa

I too have noticed the new road snakes up the hill, looks very steep and like you I assumed it was to sevice the few houses dotted about in the hillside (more than you think when you can see them better in winter) but I think the starting and stopping might be to do with the funding arrangements. There is a urbanisation charge to all property and I suppose if you and one or two others pay then they do the bit outside your properties.

The roads at the Aquinova turn and the goalposts were all put in place by Fadesa early in the construction process when the viaduct was not in and all heavy traffic left the road from the shed and skirted the marisma to get to the concrete batching plant situated where the car park to golf II now is. There used to be proper roads to access the fish farm, the electricity generating station and farms in the campo. Fadesa destroyed many of these and put in place temporary replacements and these were made redundant by the viaduct so they were just left in the most hapazard fashion. The goalposts were to restrict the height of vehicles since further along the track around the marisma an electricity line crossed the road on wooden telegraph poles at quite a low height.

Hi John

Re the roads, typical logic there, re urbanisation charging do a 1/2 a"sed job! - And no-one benefits!

Great to see you again last week and have a meal with Luis also thanks of course, for showing us your amazing villa.

Not long now before that 'house warming party'

Cheers

Jon
