The English term would be a "Bank Guarantee" these are required by Law in Spain for all off plan property purchases. Your solicitor should not have allowed you to sign the private contract if it was not in place. Perhaps your estate agent has a copy of yours. The guarantee will have an end date on it and should be renewed by Fadesa if they have not completed the property before it runs out. All this of course costs them money so if they can they may not want to give or renew them.

If the developer fails to perform his side of the contract ie completing on time, obtaining the proper licences and certificates then he is in default and you can call upon the "Bank Guarantee" for return of your monies with interest.

Thanks. I definitely do not have this document and I do not have an estate agent. I have just emailed my solicitor assuming she has it! Thanks for clearing that up for me.

Hello TracyandGrog,
when someone sings the buying contract, the purchaser has to give some amounts of money before getting the property and the seller has the obligation of guarantee that the purchaser can recover those quantities in the event of the seller doesn't give the house and this is the banker's reference, so the banker's reference protects the purchaser in the event of not getting the house. This has an expiry date and putting into effect before his expiration is advisable. If so, you would renounce to the purchasing but you wouldn't lose your money.
In this case, the banker's reference has to be given to you by fadesa. We obtained it in the sell office and we had to sign that we had already got it.
You must make sure that the quantity that appears in this banker's reference corresponds to the total of the amount of money you pay before getting the house.
I hope it helps
marisol

[QUOTE=chrismortleyThere are plenty of other minor fixtures ,but I think the editor will have to explain exactly which teams are local & where they play
I would have thought the smaller games you just pay @ the turnstiles

Chris[/QUOTE]

You can just turn up and pay at the turnstiles on the day for most games in Spain. Except of course for the games against the "big two"
Even for these games there are tickets available a few days before if you are prepared to queue and pay the inflated prices these teams attract.
I was at the Sevilla fc ground at 7am last Thursday to buy a ticket @ €90:eek:before they sold out, for last Saturdays match against Barcelona.

The same ticket against Osasuna two weeks before was €30 (pay on the day.)

For a nine year old, these footie games are ideal - no need to go to the biggies as these are just as much fun. Also, the junior football games are quite good fun too and free. They usually take place on Saturday mornings with around three or four games consecutively in most towns. The Isla Cristina one is good as they open a mini bar and it is played next to the beach and they do excellent lomo baguettes (or hamburgers for the sprog!!!!)

Also you can take him horseriding if he fancies it in any of the ranches around here

We also had superb tapas at a small cafe in Palos de la Frontera which is just down the road from La Rabida. Also the Rio Tinto Mines - there is a train journey around the site. (we have grandchildren so understand the difficulties). Mind you the forecast has been rain all week and it has yet to arrive!!! Pam

Hmmmm - when I was nine and on half term, don't think history themed trips would have really been the highlight of my holiday - the opposite in fact as I probably would have bugged the folks with comments like "when are we leaving" etc.

BTW - INM website says showers possible sunday & monday but generally sunny and not too cold

Dont forget the Rio Tinto mines.

Underground mine reproduction, tourist train ride, sometimes steam, visit the engine shed and look over the huge open cast mine. A good full day out.

....and if its sunny there is always the beach!

enjoy!

Thanks Marisol all sorted. Although I finished paying all my "promissory notes" in July 2007 I hadn't seen this particular document. However my solicitor has emailed me a copy this morning and it expires June this year. By the way you're English is fab, one day I would hope to be as fluent in Spanish!

According to my solicitor "As the funds you have paid have been used to build the property which is now finished, the bank guarantee is not necessary now". Do I consider Rago1 to be finished?? I will admit it is built!!
The solicitor is saying it has nothing to do with the contract, therefore the only option we have is to go for breach of contract, which Fadesa will not accept.

Hi all

On the previous thread someone mentioned that they had been stung for a new electric connection charge at the beginning of the year incorrectly.

I cant remember what they had said it had been displayed as on their bill.

If anyone can recall it would be much appreciated

Thanks
James

Going over next Wednesday and really looking forward to seeing how Esuri is progressing.

Hi Andy

Just back. We used Air Auto, which we booked through Economy Car Hire, which didn't involve an extra charge.

Was anyone aware of it, I don't remember anyone posting about it.

Bummer!

Chris

Its very odd. We were on our way back through Faro earlier in the week and I saw a Ryanair plane taking off - but it was not, and as far as I could tell had not, been shown on the screens!

Will be looking at their website to check - although I will leave it until next week as I understand Ryanair will be closing the website for a few days while they comply with the regulators requirements about 'prices'. (Previously I have usually found that by the time you have added in all the 'extras', the total Ryanair cost is about the same or more than that for Easyjet.

(Apologies if I'm repeating others' posts, but I still trying to catch up after our return. Hope to post some piccies son.)
