if i was to rent an apt or villa with a charge on the use of air-con, i'd look elsewhere for one that didnt charge, simple as that.
i'd advise you just to include the costs on the prices you offer, whether that means rising your prices or not.

was asking mate that rent out few place and he include the price off aircon in the rent
but his put up his price due to cost off power going up at start off this month
add 20 euros a week to aircom lets and 10 to non aircon units
jurdy
lets are santa pola area and very nice places with pool (got more then 15 lets on his books)

Could it be that you've misunderstood my post?
We're trying to find ways of keeping our prices low and not charging guests for aircon if they don't wish to use it.
Most of the advice we're getting from this forum is to increase our prices, thus charging for aircon whether it's wanted or not.
Which method sounds greedier to you?

How about this:
you could either calculate the electricity they could use in a rental period when the outside temp can be expected to be over 21, and add it to the rent, plus the cost of the unit per day over the units expected life.
Or, you could buy a coin meter and fit it to the aircon unit, I used to use them when I rented flats years ago, and they are very reliable.
Once you've worked it out, you'll know whether the cost is significant or not.

the point youre making is fair enough, if people dont want to use the aircon, they shouldnt pay for it, but it's how that can come across.
my view, is that i would not be impressed by having an 'option' on what i would expect as a normal facility in a holiday rental, thats all. it gives the automatic impression for a possible client that you ARE paying extra for a normally expected facility. thats why i said that if you're concerned by the price of customers running the air-con, change your prices accordingly. personally, i'd go with the hope that if a client feels they've had good value for money, including the air-con, they may well become a repeat customer.

yes, I should have added that that reply was thinking purely from the landlords point of view, the customers may see a coin meter as being mean, and that's never a good thing.

I have yet to see a car rental with a meter for the aircon.
Why did you put it in ?
Was it because you thought the clients need it ?
If so then it should be in the rental price.

Actually we put the aircon in primarily for our own benefit.
Again - thanks for all your comments. The overall message is clear, and we'll act accordingly!

apologizes if i read the post incorrect, i would not install a meter it may create bad feelings with customers, however if you look at the rental market of other in the area then it will give you a gut feeling of the costings for rent, as i said before if people like the villa & cost they will come back or tell others how good it is

I`d fit a meter just for the a/c and advertise "a/c available" ,if you dont people take the piss, they will leave it on 24/7 even when they go out, this way is also much fairer for those who dont like/use a/c ,
I`d be fed up if I thought I was paying an extra 40€ p.w for somthing I was not using,

Whilst I can see the possible benefits of giving it away as an incentive to rent, it’s quite common to charge in some places, Turkey and Greece for example. If you don’t spend much time in the property (like us) it seems good to us that we don’t pay the AC (or whatever) supplement. If a family stays in (why?) and wants to use ‘the facilities’ they pay for it.
As such it’s an incentive for us as renters that you DO charge as there’s a saving to be made. We’re quite often out all day every day.
It also might encourage people to be a bit greener.
Guests running the aircon at 17° or 18° is not doing the planet any good, nor your electric bill. Don’t forget that people will go out for the afternoon or maybe the whole day leaving these devices on for no reason.It doesn’t seem that daft to me.

Its not uncommon for spanish apartment owners to charge for all the electric used, Ive arranged apartment rental for friends and family and the agent reads the meter before and after and charges acordingly,its the fairest way.
Ive stayed in some hotels where the a/c dose not come on til 11.00pm ,now thats taking the mickey as you have no option:curse:
