Channel 4 Programme Tonight
Did anyone out there see the Tonight programme on Channel 4 about the demolition of illegal houses which had been constructed on rural land in Spain?
From what I understand watching the programme is the new Socialist Government of the Junta Andalucia is now turning the "screws" on the various Ayuntamiento's who have allowed this and turned a blind eye.
One of the local Government officials was interviewed and when asked why they had allowed this to continue he simply replied that they had stopped the builders and boarded the land up but the builders simply broke back in to continue construction. The English interviewer thought this a poor excuse but he replied they had done all they could - makes you think???
They interviewed many Ex-Pats who were afraid to go out of their houses for fear that when they come back the bulldozers might be there.....
Anyway my question is what position does this leave the many new houses in Chiclana that have been constructed on rural land?
Thankfully my house is now been changed to Urbana land on the latest nota simple - whew.....
Anyone got any comments?? :scared:

Yeah I saw that.
I suppose what they should do is knock it on the head at Solicitor level and advise all solicitors not to allow the process to continue if the build is illegal. The builders don't want to listen, as I know of new builds completed recently and a few still being built. Some estate agents are being more responsible although how many im not sure. My heart went out to the people that have put all their savings into a house only for it to be flattened.
I did note that on the program it did mention houses built on Rustic land and in Chiclana there are a lot of properties built on land due to be urbanised but still not recognised as being legal, so not sure how that will work. I suppose they may have another amnesty on houses built after a certain time.
Anyway, only time will tell. I've not heard of any being demolished in Chiclana but I can imagine it will send a horrible vibe through the area if they start.

Spain will have to do something or its property market will collapse as a result.

When you say rural land do you mean white land as shown on the planning maps as opposed to yellow land ? our agent will not sell properties on white land.
From what I understand white land is also classed this way. However I cannot be sure of this. Perhaps another forum member can confirm this?
Your agent is acting correctly in refusing to sell property in white zones.
I think the only way you can be safe in purchasing property is for the Escitura/Nota Simpla to state that you land is urban as opposed to rustic, rural etc.
