Default Change of Use for a Building

Hi,

I would like some information regarding a property i am looking at, it says that its registered on the Catastro tax register, and can be registered at the Land Registry. It says that this would need to be as Agricultural or a Storage Building. Is it possible to get this changed over in the future so its a Vivienda (Dwelling),

The local planning department is your point of contact and every region/town has different regulations. With so many properties available in Spain, the advice would always be to move on and buy a property that is not Agricultural if you plan to live in it. The answer will always be that it is Agricultural today and any planning law can change, but you have no guarantee and could wait your whole life.

Buildings that were registered as agricultural building are usually built as such as they could not be granted planning permission. It’s almost certain that you could not register it as a house.

In the Polop area the answer would be no. And as far as Im aware, all around here is the same.
A friend of a friend wanted to extend his house by 50sq M (his plot is 30.000sq m) and he was refused his land is not agricultural land, but he is in the countryside.

You are right and it's extremely unlikely any individual will get the permission if suelo no urbanizable. It's only the case if it's suelo urbanizable and then the whole area around you could be developed.
We made sure that the land was suelo urbano from the very beginning and it's all clear what you can or can't do.

Back in 2000 / 10 it was common for builders to obtain permission to build houses on agricultural land "for purpose of raising livestock", then sell them on as homes. That practise was stopped.
