cgt when selling home in spain

what are the rules for not paying cgt when selling home. how long do you have to be empatranado at the house. is there a difference if one owner is a pensioner.

To avoid paying CGT the house must have been your main home for three years and you must have been fiscally resident and submitting annual tax declarations.
If you reinvest the money in another property within 2 years the gain is exempt. If you are over 65 at the time of the sale the gain is exempt even if you do not buy another property.
If the house is jointly owned then each person will receive any tax exemption that applies to them individually on their share of the gain.
