The council told everyone that all work they had had done would have to be undone before they would issue the certificates. We pulled out because we didn't have the certificate and our bank refused to issue a mortgage without one, even though we had been told the paperwork was all in place and our mortgage was sorted all bar the ink drying on the paper. The certificates still haven't been issued 3 years later :thumbdown:
If the certificate of habitation has not be signed, sealed and delivered then the property isnt legal! |

I only asked about a law in Spain for bidets!! Quite happy with the urb - most habitations in place, we are final phase, before we got mortgage (UK bank) we were informed if there was a problem mortgage would not be released - mortgage was released

Also what happens insurance wise if you burn your house and maybe the neighbours down while habitating the place illegally ? |

Some architects will insist that a bidet is required to get the cedula, but this is not the case. We have two bathrooms (one with shower and one with bath) neither have a bidet. The house we lived in in 2004 had 3 bathrooms all had only a shower, toilet and basin. |

Getting a mortgage is no warranty the house is or will be legal, if they dont supply the habitation licence you could be lumbered with an illegal house and a mortgage to pay also.

The panic is on as our habitations are imminent (spelling) and some have had bidets taken out, no question of not getting habitation

In Valencia a bidet is now compulsory. According to the Normas de Habitabilidad y Diseño de Viviendas en el Ãmbito de la Comunidad Valenciana (HD/89, O. 28 de Junio de 1.989) every new build house must have a bidet "Cada vivienda tendrá al menos un cuarto de baño compuesto de bañera o ducha, lavabo, inodoro y bidé". In Andalucia and most other communidades they are not compulsory.
A Spanish architecture forum I frequent recently had a thread about bidets that stretched to 21 pages, mostly discussing it has to be said, the (non-intended) uses that people put them to...yes, the Spanish too use them for foot washing, dog washing, spinach washing and (if they're lidded) as a handy place for magazines ;) |
