Nope did it last year with Superior in Ayamonte. They've gone bust but it hasn't affected me.

Am I happy? Yes but I don't think I would be if I was moving there to live. I have, as I've said, a holiday home. Though if I had to live there, the worst would be that I live in a house, air conditioned on a golf resort. I need to keep perspective.

A 4 day trip is OK but look through the sh*te. They take you nice places, through the best entrances into villages, they don't really show you what it's like.

To live there you need to know a bit more. If someone leaving the toilet seat up or the fact there is no top on the toothpaste can wind you up, imagine what it's like if your dream ends up miles away from what you want.

Just my opinion. Take your time. Unless you want a holiday home with potential, then off plan is fine and you don't get stitched up by dealing with agents.

Thanks for your reply James. I was going to take the 4 day trip & also thinking of buying an off plan villa but after reading in this forum, I've decided not to.

Everyone has been very helpful giving their opinion & answers.

Hi jamesf,

Is this because you have bought an apartment and us brits traditionally live in houses or is it because no matter what flat, townhouse, semi or villa the instant golf village is not for you? Just interested since we are building a villa and we have thought hard over along time about a permanent move and are still not absolutely sure except that we do know we could not take the heat in July and August so we will visit cooler places in those months.

To use a weather metaphor the storm is gathering speed as the low deepens and the eye of the storm is approaching but we can not be certain where or when it will strike.

It doesn`t really make a difference if it is your residence, only unless you are an investor and have to sell a few, even then they should sit on them and weather the storm.

This storm is going to be the worst you have come across!

The US economy is going to drag us all down with it. The UK is just starting to suffer but it's going to get worse. Just look at the exchange rate and what happened there in a day. The heavy rumour is that it's not just one more US bank that is going to go down but there is at least one more holding its breath. The UK is bound to suffer because our Building Society/Banks have over-extended themselves in lending at a 100% and 125% of property values. Look at the share price fall on HBOS, as big as they come in the UK.

The rest of Europe isn't going to avoid the fall-out and I fear Spain in particular is going to suffer. Too many new builds and off plan properties which can't all be bought, by retired or alternatively rich ex-pats, for cash.

I'm just about to put my property in the UK up for sale and believe me I am concerned. If I get a buyer I will probably buy a smaller property here as they will both be in the same market. I may even have to put off my planned long term rental in Spain until the exchange rate improves drastically.

All the signs are this is not going to be a short-term glitch.

Not quite if you are selling up in UK and buying in Spain and the whole thing gets prolonged by 4-5 years the storm can gather and strike in the interim and you fall between two stools. This can happen moving from one "residence" to the other if you dont want to be homeless in the middle
