Sorry to hear you've had all those problems.
As the back of the house (which is quite long) is the actual boundary, I cannot get on the person's land to check roots or trim.

There's not much I can do except look for cracks in the future and then proving it's the roots will be difficult as cracks are part of life in Portugal.

That's an idea. It's got advantages maintenance-wise and won't blow around!.. though will need a few moveable cushions for the hot seats.

We just bought a property in Messines (central Algarve) and although it has mains water the previous owner tells us he never turned it on and used cisterna water for everything except drinking...
