yes we would need state sponsorship, will put in an EOI for Vic or SA if skills assessment is successful.

Thanks guys, I know its not going to be plain sailing, and all your advice is noted, done a lot more research on rentals and yes about $300 to $350 too start off with for about 6 months. somewhere...
