Well thats good, you must have good water, and you probably would be better off as you are. A 40 Gallon tank is kinda small for a family though.

I guess the laws of Physics work differently in Ohio. A 17 year old tank is antique by industry guidelines, (you probably have an electric unit) I'd have a good plumber on standby if I was you.

With a cost at $1500 for a tankless system you would see a good return in savings. A Water heaters life expectancy is about 8-10 Years (Max) and a small 150L tank costing about $800 (GVRD Prices)....

House prices are a choice, Dboy you seem to have some subjective baggage that is clouding your judgement.

Holding up is the key, the market has shifted, the over priced inventory that was clogging up the system has gone, The market was truly over inflated and chancers were putting houses up at last years...

The Vancouver Housing market is very vibrant at the moment, inventory is down, so some speculation about small house price rises by fall.
You can own a property (Condo -$250K) for $1000 a month.
