Can anyone give me a very rough ballpark figure for the construction costs for a 3,000m2 single story building in Dubai.

Typical retail type shell.

Build from bare ground - just shell, no internal fittings etc... sound structure with appropriate walls, roof, cement flooring - etc.

Just to the nearest million would be great!

it's for the very early stages of a project that could be located here or elsewhere - more for an evaluation of costs than an actual real confirmed entity...

Could range from 300dhs to 800 dhs per m2 build cost all depending on spec . Those figures are UAE based but over a year old as per 2009.

Theres a 20% drop on construction supplies to take off that , not too sure if that helps. All depends who , what and where and how you build it.

you quoting per m2 or sqft there? if former you are way too low

Don't forget to factor in the tonnes of CO2, nor the quantum of human misery as measured by the quality of life of the construction workers.

give me a better idea and ill see what i can do. what height single storey? green field site (so to speak?) first and second fix mechanical/electrical? closeness of nearby services, plastered/tiled internally? what sort of outer finish? stone/plaster/glass? steel or concrete structure? what type of roof.

to get anysort of meaningful idea unfortunately you'll need to know that. plus there is a huge difference in rates between bottom,mid and top tier contractors.
