Listed house yesterday!!! Now need a sale

We are now going through that process of deciding what to do if it sells quickly! We are having to be reasonable as OH only retiring in next year but are thinking of also doing a transition year in rented accommodation with the furniture we do not want and packing up the stuff for UK and getting it shipped and stored for our return. Furniture in our rental will then be cleared out "lock stock and barrel" to the auction house!

Also had a huge re-think about buying another house on IOW when we already own one which is rented out in Buckinghamshire and now think we should move back to our house there. Spend money on it to renovate and upgrade and see how we feel about living back in our town which was really my town not hubby's but he does like it there tool. We can then take as long as we like to decide where we want to go finally or maybe even stay there and get a caravan and spend time at seaside when we want to!

I feel a lot happier now that we are making progress. Never thought this day would come but it may take a year or two to sell.

I think that all of what you have said here makes a lot of sense.

Tweak the property to make the most of its potential for you and for future potential letting. Occupy it rather than pay tax on the income and make it your (principle) main residence so that a portion of the overall gain will not be subject to Capital Gains Tax if you ever had to sell.

Then see how you feel regarding caravaning for holidays or simply renting in more-vacation-land and letting your home out again. You could do a lot worse than living in Bucks.

The only pitfall to consider down-the-road is that even taking into account rent after tax, you could find a place in the IOW that is comparable but rents for an awful lot less making you pretty much quits on that side of things.

Congrats on getting the house for sale. So scarey.
I bought a St Joseph to bury for helping the house sell. Forgot all about him and found him in my closet while packing to move out. Sold in a day so maybe he helped from the bedroom.

I have a St Joseph and he is going into the garden this weekend. We have the "walk through" with Realtors on Tuesday and I am a nervous wreck! Having all carpets cleaned this weekend and busy doing up garden in front with flowers and hanging baskets and now have to go and do windows so that they can see that Ocean view! We just don't want to be disappointed in having nobody come and view the house!

When I was trying to sell my house by owner I'd had the first flurry of viewers come round and then it died down. My neighbour told me about the St Joseph ornament thing (I'd never heard of it being the atheist that I am) Anyway I bought one just to see. Within days of me burying it I had some viewers who put in an offer within hours of seeing the house! The whole sale went through smoothly and I was thrilled I'm not sure if it was coincidence or what but all I know is I'm still an atheist!

Buy one, you never know, it might work for you too

Mmm, non-believer here too - but you have me wondering if I should get one of those too when the time comes

You make so much sense Pete, as always! We are having to pay capital gains on that house here in Canada when we leave so are very inclined to move back there so as to avoid more capital gains. And yes, could do a lot worse than living in Bucks! Thank you for your input, value that!

My mother gave me one in anticipation!!! He is sitting on my bookcase ready to do his work!

You're supposed to bury him in the soil outside your front door, head down and facing the house.

Well St Joseph was buried as advised! Our house is probably looking the best it has ever looked so we just have to wait for viewings. Problem is we are in that mid zone, too expensive for young families and the wealthy people from Victoria and Vancouver are wanting actual waterfront although we are ocean view and exactly 60 seconds walk to beach!

Tomorrow is the garage sale. First one ever for us and we have 5 tables full of stuff all packed out in garage already. This afternoon and evening we will price everything up.

It is all starting to fall into place now

Our first ever garage sale was today! We were well organised and everything was priced up and laid out on tables in garage. Unfortunately a local school had a big one too so that is where most of the people went today plus the whole road was also busy with their annual garage sale and because we were quite far away from them a lot of cars did not come down our end! That did not phase us at all and we still made $185! All the stuff we have accumulated over the last 13 years is out there and we are going to try again next Saturday!

As for the house sale we have not had one enquiry so we now believe it is going to be the long haul! That is ok, I have waited so long for this that a few more months or even a year will not make any difference.

I've seen a few mentions of a St. Joseph, but what is it? I assume it is a plant?
