Hotel in Munich Near Theresenweise

Hotel in Munich Near Theresenweise
Can anyone please recommend a hotel, or pension, in Munich, 3 stars, that is
within walking distance of Theresenweise?
I am realizing that it is getting late for booking something during
Oktoberfest, so if you know of something that still has room (I need 2
doubles) that would be great.
If you do not know of anything specific, a site that has a good listing of
them by location would be appreciated. Expedia and Travelocity have very few
listed and it is hard to determine location easily.
Priceline is suggesting $83 US as the average retail price, which seems very
low, and it isn't accounting for Oktoberfest, I presume. Would it even be
worth a try?

"Within walkin distance" will be hard to find: these rooms are usually
booked out up to two years beforehand. And with all the street noise,
the ambulances, police sirens, drunken localss, screaming Italians,
etc. around, they are not really a prefered place to stay :-)
I have checked a few prices and availability for two double rooms in
Munich during the Oktoberfest dates. Depending on the comfort and
location you will currently have no problem to find accommodation.
Prices start at EUR 60 for a double room in a Munich suburb (don't
worry, there is an excellent public transport service to the
Theresienwiese, either by Underground, Tramway, Bus or S-Bahn = speed
train) up to EUR 300 in a 5-star city centre hotel. Just check the
website www.hrs.de and change to the English menue and surf the rooms:
I have just found 60 free hotels for the weekend and 113 for mid-week
dates.

kms and list of places) for 181 EUR incl. breakfast per double room.
