Edinburgh B&B Recommendation?

I'll be in Edinburgh the first week in August. I'm looking
for suggestions for a place to stay. I'm a single man, 46
and quiet, but a night owl. Since this will be the first
week of the Fringe, I'll probably be staying out late. I've
never stayed at a B&B, so I'm wondering about access. I
stayed at a few hostales in Spain where you had to wake
someone up to get in late at night. I will have a car to
start out, as I'll be in the Highlands beforehand, but I'll
probably turn it in. Something close to the Royal Mile
or easy access would be good. How late do the buses run?
I'd like something around £30; I don't need fancy.

Some B&Bs will give you your own front-door key, some won't. (Thinking
about experiences in this regard, it seems to depend on how well separated
the guest areas are from the proprietor's own accommodation, which makes
sense.) In Edinburgh during festival time they would be fairly bonkers if
they didn't expect guests to be coming back late. But: check.
And: book soon; the city gets full. Sorry I can't help with a specific
recommendation.

If you don't need fancy, you might try booking a room at a university hall
of residence - reasonably priced singles are more easily found there than
in BnBs. You'll need to book early to be sure of a room - Edinburgh is
jam-packed at Festival time.
I've used university accommodations in the past, and found it to be good
value for money.

If you don't need fancy, you might try booking a room at a university hall
of residence - reasonably priced singles are more easily found there than
in BnBs. You'll need to book early to be sure of a room - Edinburgh is
jam-packed at Festival time.
I've used university accommodations in the past, and found it to be good
value for money.

Ask the local tourist board. I'm sure they'll find what you're after.

Hi.
When I was in Edinburgh I stayed at a charming B&B across from the
Firth of Forth. Sixty yards from the beach as a matter of fact!
Lovely for strolls and directly out front was a bus stop and a short
bus or taxi jaunt to the train station and the Royal Mile etc (10
Minutes to city centre). Breakfast was good, the water hot and the
price was way reasonable. I believe I had a key (?)but I've traveled
so much since then I don't recall...
It's called JOPPA ROCKS Guest House, 99 Joppa Road, Portobello,
Edinburgh. You can find it on the net. IT's Scottish Tourist board,
Les Routiers and AA graded.

Night buses run 'all night' but the frequency varies greatly eg some only
run two or three times, others run 30-minutely. Note some operate Fri/Sat
only.
There are Lothian Bus information shops on Hanover St (between Princes St
and George St, Hanover St ST is opposite the Royal Scottish Academy on
Princes ST) and on the corner of Waverley Bridge and Market St, next to
Waverley Station.
The two main bus companies are:
