Am I overlooking an Amsterdam budget hotel gem?

I think we are probably going to go for a hostel, but I thought I would ask.
I am traveling with my 14-year-old daughter.
We're arriving late at night in Amsterdam on Aug. 19 (around 11 PM on a
Transavia flight from Madrid) and staying for five nights.
If we don't go for a hostel (we've picked out Shelter Jordan), we need a
place that fits these requirements for 70E per night or less:
Good location for tourists.
No problem with late-night checkin - so probably 24-hour reception.
Clientele is on the staid side, or at least not loud and obtrusive. (No stag
party hangouts, for example.)
Stairs are not life-endangering. (Just kidding, but I don't want to put my
agility to the limit, really.)
Rooms are clean and in good order.
Shared facilities aren't an issue if the clientele are not a gaggle of
druggie, vomit-spewing individuals. (Not to exaggerate, but many hotel
reviews seem to give the impression that many Amsterdam hotels have exactly
this clientele.)
If I don't go for a hostel, I think I could quite likely get a good deal on
Priceline for a 3* or 4* hotel for a bid in the $80-105USD range - thus the
70E limit for a budget hotel.

You could do a google for self-catering apartments - but some do have LOTS
of stairs.

I have - but haven't found anything under my price limit or close - and I
also have to be able to get into the place around midnight on the first
night.

Just Googled.
Why not pick an appartment in the Center of town? You would have your own
facilities, but no breakfast served.
Found this one: http://home.hetnet.nl/~ma8r1e/poedeweb1/index(eng).htm
Location seems just right. Your own entrance, so no reception required.
Close to Amsterdam's night life...at walking distance.
Disclaimer: I know where it is, but don't know the appartement itself,
nor the owner.

Found another one that looks promising, directly at the Vondelpark:

Thanks for these, but even if it were possible to arrange for a midnight
entrance to the apartment, which usually isn't the case, I wouldn't want to
take the risk

At www.bookings.nl the Asterisk (a budget classic) has a twin room for
340 Euro for your 5 nights (about 70 Euro/night: Safe Deposit Box, TV,
Telephone, Shared Bathroom, Wake Up Service/Alarm-clock).

I hate to naysay everyone, but I emailed them about a month ago and got this
price. But - they close reception at 10 PM, and if you want to have anyone
there to let you in past that time, you have to pay 8 Euros/hour until the
time of arrival. This sounds too dicey to me, as I'd hate to be relying on a
poorly paid clerk (presuming that's what the 8 Euros/hour is for) to be
waiting around for us if we were delayed.

Why don't you simply spend the first night at a place at the airport, then
in the morning take the train in and drop your bags off at the place you'll
spend the remaining four nights.
