Long term letting

I've had an enquiry from a person looking to let my apartment long term (minimum 12 months).
Up to now I've only let my place short term but the attraction of a steady income is hard to ignore.
I've heard some tales of not being able to (legally) get rid of trouble tenants but I'd welcome any advice that anyone has to offer re long term lets.

Hi there
I noticed a post from you some time ago(the thread is closed) regarding the property management company in Tavira.
Would you mind if I ask who you use now. I at the moment use a property managemant company from Taviria who I have issues with!

Hi Paulie, I have a local girl (ex pat) who takes care of things for me on a pro rata basis. Please PM me your local contact details and I'll pass them on to her. She might (or might not) be interested in the business.

Like most of Europe, Portugal has powerful tenants rights legislation.
I don't recall the details; but after looking into it, we decided against going into housing rental here.
Check with a lawyer before proceeding, and consider your options carefully.
Note that a rental contract will be void if it contradicts tenants rights law, and it will be in favor of the tenant.

Thank you for the info.
I actually did a long term rental previously via Remax and all went well.
I did hear about the difficulties that can arise all the same,
Seems to be better for short term if you can get the lettings.

Double check the prospective tenants asking for references and for a pay slip. This will filter some. But yes, tenants have the law by its side.

If you ask for a referral letter from a previous landlord you will be one up.
I have rented for many years and NEVER missed a payment. The landlord has even decreased my payment due to my consistent on time payments.
This helps as I have a signed letter stating this and a phone number.
Always insist on this.
