Has anyone bought land and had in install bore holes,septic tanks,electric and gas, my mum is planning to buy land and get a house built, but she is finding it hard to find any companies that can do the work?wondered if anyone has had to do this to there land and if so what was the cost and the procedure

Bore hole should cost around 5,000 euros
mains water connection can be expensive depending on how far the pipe has to come
Electricity costs around 1,000 euros per post so can be really expensive if lots of posts required.
not much mains gas in Portugal, normally bottled only
Septic tanks cost to build around 500 euros or 750/800euros for the plastic type.
Your builder should take care of all of this for you, or you can arrange it yourself with the various companies. you will need to have planning permission passed before you can get electricity connected.

watch out as there are some new laws in force now in Portugal, with regard to new build property, new regs on what you can and cant build, check with the local camara before parting with any money to buy a plot.

To add to that. Make sure that the land is registered correctly and unless it is in an urban area then you will need to have a ruin on the land (again this has to be registered). But I agree, normally the builder will take care of the septic tank and suggest a company to drill the bore hole. EDP (electrical company) is another matter - as we all know!

Very worrying if your builder is not take care of all of this for you. You should just not be involved in such detail. If you have no started ask other builders and other architects.

Your architect will have to design a borehole that is acceptable to your council this is also the case for the septic tank. Electric cost us 850 euros, gas in the sticks is generally bottled so a safe place to house the bottles has to be incorporated. Water has to be charged for setting up and we cannot remember the charge of this. A separate engineers report will cover all these things, the Architect usually finds an engineer who will design all these stages of the project - the engineer charge around 1-1500 euros on top of the architect. There are other new projects which the engineer has to design ours included PT, H & S, gas, elec, water and I believe there is now an environment inpact so best let the experts get to grips with all this.

Elaine is right about the engineers speciality project, having to show all the componants,
new laws in Portugal now require the inclusion in your planning application for:
-telephone/internet connections throughout the house,
-'mains' gas even though all the natural gas on the planet will be gone before portugal gets fully piped for mains gas
-Insulation & thermal properties
-health and safety
as well as all the normal stuff like water, waste, electricity. etc.

make sure you have a say in your engineers project otherwise you might end up with your gas storage in the wrong place, electric boxes on show in the wrong place, drains etc. get involved with the Architect and Engineer to get exactly what you want.

I agree with all the above. But make sure you get a price out the enginner first before you let him/her start the drawings.

Can anyone tell me where you can find a company that drills bore holes in the Algarve, near Tavira? I cant see any that advertise locally.

Try Agua Rapido 24 (Brian Carter) 00351 289391887, he has done a lot of work in the Tavira area. Not cheap, but VERY good.
