Hi,
Can anyone advise me if IMI bills ( Castro Marim) have been issued later this year ? I have not received one ! I intend to register and pay direct for next year.

Do yourself a favour sandyeo; - take your paperwork including your Fiscal Number into the CM Financas & let them know. Far better you tell them now than waiting to be picked up later.

In addition to that one, for which you also have to meet certain conditions and which has to be requested, there's another which is attributed automatically.
The current criteria for automatic exemption are property "value" under 66,500 and income under 15,295
The property value is the VPT as notified to you by Finanças and the income will be assessed by whatever you declare on your IRS

I'd previously registered for electronic notifications and since then only receive IMI bills through ViaCTT. Previous year's notifications were received on 23rd March 2017, 14th March 2016 & 14th March 2015.
This year I signed up to pay IMI by direct debit and the notification was only received on 14th April 2018 but since it has no payment reference (it shows Certificação do Pagamento) it is only for information.
For those who might be curious, the direct debit action date is shown as 26th April 2018, so they don't seem to take the money earlier than is necessary.

On the subj of IMI amounts : is it calculated by ref. to the value of the property in question ?
And is that determined by the price paid on purchase ? or some other formula.
I am considering buying a small house ( not a flat ) in Altura ( so Castro Marim Ca^mara I believe ) at a price of 150,000 Euros.
Is that enough to know what the IMI will be ( approx at least ). ?
And is that determined by the price paid on purchase ? or some other formula.

The estate agent should have the figures as part if the sales package.

The IMI does not change when a new owner acquires the property ( doubtless at a much higher price than was paid years ago by the seller ) ?

Recent-ish changes meant that all properties had IMI brought into line with the current calculation method and they're now re-calculated at least once every 3 years.
Not sure whether there's still a forced re-calculation on a property changing hands but the current figure of the property being sold will be near enough what your payments will work out at if you purchase, unlike in the past where it could have worked out significantly more expensive.
