Hi everyone
We didn't need a mortgage when we bought our property 20 years ago. However, to insure that the house was in good condition we engaged a private surveyor. The surveyor did mention in his report that the balcony (approx 3.5m x 1.5m) leading from the living room has been enclosed subsequent to the original construction. We never queried it with our solicitor at that time and over the past 10 years we improved the area by installing double glazing and lighting.
We are now in the process of selling the property. Do we need to get new plans drawn up in case the buyers need a mortgage? Do we need approval by the Camera or a new habitation licence? Perhaps we should only accept cash buyers.

A neighbor of mine had his sale fall through because of just that issue.
In his case, it boiled down to the claimed floor area; the enclosed balcony is about 25% of the whole house.
However, I don't know the answer to your question; the listing agent should know.
