Default Fiscal Representative must be appointed for non EU citizens who own property?

If one's sole connection to Portugal is that of owning a house ( used for holidays in retirement ) , and one is not resident in Portugal, is it for certain that one has to appoint a Fiscal Representative now ( being a non EU citizen ) and what is the date by which this must be done ?

Thanks.

This has been covered quite extensively previously on this forum. The answer is yes you do need to appoint a fiscal representative. Back to the bad old days unfortunately.

Has anyone actually appointed a professional finance firm to be their fiscal reps? I've been been quoted EUR 110 + VAT for no property ownership and EUR 220 + VAT for with property ownership. Both figures are the annual costs.

Are these figures reasonable? Can anyone able to beat them?

I could only match that price when I researched before. Luckily managed to find a resident willing to act as my Fiscal Rep.

They have extended the deadline by 12 months so a bit longer to shop around.

Edit. Snap, must have been typing at same time as Richard.

A massive shout out to both Richard and Chislenko - thank you both for the information.

A quick search on the internet concurs with the understanding - the tax minister has done U-turn on his promise and revoked the order to implement originally for this month-end. Wow, a U-turn that I like, for once!

It's a shame though the firm where I got those prices today did NOT mention this, and now I will not part any further cent with them.

Update from HM Govt - https://www.gov.uk/guidance/living-in-portugal
leads you to a pdf with full details (and the fact that you may not have an income from your property in PT as a non-resident, but are considered as having an income !!!!)

You are considered as having an income ? Where did that come from and what are the implications of it ?

Read the pdf - that is exactly what it says!! What they should have said IMHO is that it may have tax consequences eg IMI, capital gains, putative income on rental ?
