Every Estate Agent specialises in the area they are working in ,so if you want Lagos look up the Lagos Agents online .They also will pass on a property to each other if a client finds one that is registered with another agent. The other agent then takes a small finders fee Normal, practice

When we looked seriously, it was after we had rented a house for six months. and moved to Portugal , so we were on the spot..I would definitely recommend that you do that. What you see online ,or in the agents shop windows, can turn out to be quite different in the flesh so to speak.

I would suggest you rent in the short term to be sure of the area you want purchase in. The agents are very good at enticing you with what they show you in the photographs and sometimes even better at what they don't show you. We seriously looked for nearly two years before we found what we wanted in the area we wanted with the outlook we wanted and spent a lot of time looking at properties that turned out to be good properties in surroundings we did not want that did not show up on the photographs.I don't know why agents persist in not informing you of things you don't want even though you've already discussed it with them; it's a waste of their time and yours.

I don't know why people persist in 'agent bashing' They can't possible know everything about what's in your mind when you go looking for a property.

If anyone has ever watched the TV show 'Escape to the Country' they will know exactly what I mean. The number of times a client has said. 'I definitely do not want a barn conversion, or a thatched roof...and then bought exactly that.Or I want a large pretty garden ,then fallen for what looks from the outside to be an ill-kempt barn with pebble dash and gravel all around it ( that's yesterday's offering )
All I know is that I would HATE to be an agent.. Thankless task

Looks like the whole Eurozone could be in trouble. Looking at prices in Portugal, the UK looks like a bargain to me. Not London of course.

Falling house prices in the UK is not a good sign, far from it, a portent of economic problems facing the country..

No doubt, but it is probably the Brexit effect that is creating the negativity in the UK but unemployment is at an all time low. In many parts of continental Europe, house prices are rising at five times the rate of consumer inflation and we all know where that is going to end up. I am looking to buy in Portugal but am very wary at the moment for a number of reasons like high prices, Brexit, discontinuing the NHR program. I would prefer to sit on the sidelines for now or maybe rent.

Is there any particular reason you are keen on Lagos ( as opposed to other areas of the Algarve, eg the less well known, and less built up, Eastern Algarve ) ?

I wd be surprised if they discontinued the NHR programme for people already enrolled in it. Indeed there would be legal difficulties in doing that and it might well be found to contravene ECHR law.

However there is nothing to stop the Government from cancelling the programme for future would be entrants into it ( a bit like has happened in the UK with the subsidies for solar panels ).

A far as I am aware to enroll in NHR you just have to take up residence in Portugal ~house purchase is not necessary.

So if NHR is an attraction to you you might wish to not delay before taking it up.

local taxation has nothing to do with the ECHR..
That at least house purchase is not necessary is one of the flaws in the NHR scheme.

I am looking to buy around Lagos because of the international schools in particular The Nobel School.
I also like the international mix of people who live there and the great restaurants!

The international school is in Porches near Lagoa not Lagos.
Its a lengthy drive every day from lagos to Lagoa.
