What is your problem chislenko? My YD works in the business.She is an Estate Agent. She has met many many clients over a period of almost 7 yrs. I would think that she would know if the vast majority were ' older people with cash'. Or does that not fit your experienced view? Please.. enlighten us.

But really, older people, with their savings accumulating through the years, naturally have more money than youngsters, there is nothing wrong with that.

Obviously if I have the definition of the word fact wrong please tell me as I need much help from experienced English speakers like yourself.

I would say they were personal observations; a bit stronger than opinion.
The definition of "fact" is tricky, because it's an absolute when almost any statement can be argued. In a case like this, I think we could call it fact were it verified by an independent study, with predetermined definitions of "older" and "wads of".
I didn't read Geni stating the the trend was wrong or bad, just that her daughter has observed this to be the case, and these people have an advantage over those who need to seek loans. Fact or not, this seems a logical and reasonable supposition to me.
We came as cash buyers [which doesn't mean actual cash of course, but refers to available funds] and were very aware that we had the edge, and used it in our negotiating quite shamelessly.

Let's say both are right. The chances that you'll see retired people with money in a typical retirement area are quite high but in a place that's more attractive for young buyers, you'll see plenty of young buyers with cash
