Having heard some of the horror stories from here, I employed an architect who employed everyone else and built the house on lump sum basis as I was in the UK during the build. Result was that structure - some very minor movement as expected, rest still very good 12 years later. Plumbing - seems to have installed a lot more pipework & fittings than would be expected, result low water pressure from gravity feed system. Electrical - good design, even installed UK sockets ( provided by me ), let down by cheap wiring material/sockets which have been replaced over the last few years, fairly inexpensive, also electrical channels went to the floor instead of as instructed to the ceiling, result is that they fill up with water, have had to put drain points into susceptible channels. Downstairs bathroom - shower drain the highest point in the room. Finish - as expected and mostly still in good condition 12 years later, inbuilt woodwork was not treated with termite repellent ( quick positive note - termites do not like pine furniture ). The P200,000 retention was with held until after my final inspection ensured that the architect's attention was focused on correcting minor defects, he did start of by refusing to do the punch list, saying I could not make him do it, I reminded him about the P200,000 retention, everything was corrected.
