You would think that the agents would be working with you, to try and get the best price for all, to secure the deal, as I get the impression that there is not many confident buyers around at the moment!!!!

If it were me I'd be popping in to let the vendors know that their agents effectively turned away and offer without them viewing it .....

Catkin, you are very wise and have made the right decision. If everyone did this then the prices would shoot and we'd all realise what a con the whole business really is.

The last GVs that were done here (Auckland North Shore) were in 2005. There's not a snowball's chance in hell that values have reduced below those. They have reduced approx 15%from market valuations done in the last half of last year.

That's the way the market is now. It all depends on whether or not people really need to get out. Also, if someone is in trouble and needs to sell, it's not always a given that they will be allowed to by the banks. We've had a situation where someone was going to lose their house to the bank. They accepted an offer of $2.5m but the bank wouldn't allow it. The buyer walked away but came back at $3m because they were still getting a bargain And this time the bank said ok. Big of them
I looked through the North Shore Property Press this evening. It's still the same story - what we'd like we can't afford and what we can afford.....
Catkins - the valuations are quite expensive - can be up to $1500 in some places so don't go doing this willy nilly. Also, it would be worthwhile to find out what sort of a reputation they have - some are renowned for giving high valuations and then you've also got the other end of the scale. You need to make sure that you've got someone who's unbiased and fair - to both sides. It could be you some day depending on them for a fair value for your home.
