Rents
We are moving a the end of May so for the last few weeks I have been Dubizzling! found our current apartment for rent, it is actually a Duplex not a rent. Says it is suitable for wealthy families it also says that the gas and satellite charges are included in the rent and it is currently 17k less than we paid last year. We pay our own Showtime and Gas. Definitely shows times are changing.
However we viewed a villa on the Lakes last week for 159k which mysteriously jumped up to 175k today

FWIW I know for a fact that a major Property Management company has reduced their rent on a 4-bed town house in Deira from Dhs95K to only Dhs65K earlier this year.

how does this work on featherbed packages? do you get to discuss with your employer and pocket the difference, do you move to a bigger place, or does the benefit just get lost?
Rents in the ranches seem pretty stable since last September - maybe a small drop but nothing to write home about. Much more impact in the Jumeriah area.

we lost out and the Company kept the rent outstanding which didn't bother us in the slightest, this year it has gone up so we are moving to a better area, not a better villa but a better area. What we have is bigger but has lighting issues. Hoping to get onto the Lakes or Umm Sequiem but that is not looking favourable at the moment.

I just looked at Dubizzle for my old building and rents appear to be about 10K higher for the one bedrooms than a year ago, or even a few months ago. Odd. Probably an anomaly.
On the other hand, rents for the basic 1-beds in the lowrise in the Greens have dropped noticeably. Looks like you can swing one for 45K now when last summer the lowest they got was about 55K.
My guess the market is normalising. Prime buildings in areas are seeing stable rents but the less than prime areas are still declining. TECOM, Barsha, Business Bay still offer good bargains while being in convenient locations, and I'm sure rents out in Motor City and places of their ilk are even cheaper.
That said, my bet is that it has to do with the time of year. If you can hold on till July or August, odds are rents will be cheaper.

We moved to SZR last year to be close to work (ie. car-free). Back in the day SZR was the place to be, but at this point people are moving to downtown dubai and rents are dropping here. We knocked off 18% this year.
My gut feeling:
International City, Motor City, etc - no bottom in site
Palm, Marina, Emirates Hills, Jumeirah Lakes, JBR, Jumeirah 3, Springs, Lakes, Tecom - moderate drops
Jumeirah 1&2, Greens, Downtown - nearing bottom
I don't know anyone who's landlord has asked for an increase this year.
I suspect that's a few years away, if not longer. There is just too much supply in the market.
