Obviously waiting till we arrive but looked at the JBR area and Dubai Marina on BHomes, not a lot of difference in rental costs, was looking for 3 bed but note that 2 beds + maid are cheaper but have same sort of sq meterage.

Is Air Con in general in apartments a central system hence included in rental costs?
With villas are there irrigation costs?

Obviously area depends on school my son goes to but both not too far away from Dubai British School

I've heard that apartments at JBR have a separate chiller (A/C) bill that may or may not be covered by the rent. It's down to individual landlords.

In a villa your water and sewerage costs are paid via your monthly DEWA bill, if that's what you mean by "irrigation costs". If you have a garden you'll have to water it (every day in summer if you don't want it to die, even though it'll be too hot to use during the day), which can jack your water bill right up.

In the older areas like Jumeirah and Umm Suqeim you can have a well dug, so you get free water for the garden, but you can't have a well in the Springs, Lakes, Meadows etc. Whether that's just Emaar helping protect DEWA's profits, or because there's simply no ground water to be found in those areas, is open to conjecture

I know from experience that there is plenty of water just below the surface at the Green Community but believe it may be highly salinated, which might harm the flora and fauna. Not sure about anywhere else.
